ListingAttorney.com was created to address a growing gap in residential real estate transactions.

Recent changes in buyer agent compensation rules, contract structure, and litigation risk have shifted responsibility away from listing agents and onto sellers, often without sellers understanding the legal exposure involved. In this environment, attorneys can no longer be peripheral to the transaction if clients are to be properly protected.

This platform exists to help attorneys step into their appropriate role earlier in the process and to ensure that sellers receive legally sound advice before critical listing, pricing, and compensation decisions are made.

ListingAttorney.com advances a hybrid real estate model in which attorneys and real estate professionals work together within clearly defined roles. Attorneys handle legal risk, fiduciary exposure, and transaction structure. Realtors handle marketing, showings, and negotiations within the boundaries of their license. When done correctly, this division benefits clients, reduces liability, and aligns compensation with responsibility.


Our Mission

Our mission is to ensure that home sellers receive accurate legal guidance at the point where it matters most and that attorneys are properly compensated for the high value legal work they perform in real estate transactions.

We believe that many of the systemic problems in residential real estate stem from attorneys being pushed out of the process while still carrying the legal risk. ListingAttorney.com is designed to correct that imbalance by giving attorneys a clear framework to protect clients, mitigate exposure, and work collaboratively with real estate professionals.

ListingAttorney.com is specifically for attorneys who want to be paid from existing listing agent fees for work that listing agents are no longer licensed or permitted to perform.

The model does not require charging sellers additional legal fees. Instead, it realigns compensation so attorneys are paid from the transaction for high value legal work that already exists, while Realtors focus on marketing, showings, and negotiations within their license.

When structured correctly, this approach protects sellers, reduces legal exposure, and ensures attorneys are compensated in proportion to the responsibility they carry.


Founder

ListingAttorney.com was founded by John McConnin, a California licensed attorney and real estate broker who works inside residential transactions.

John has practiced real estate law since 1991 and has been licensed as a real estate broker in California since 2004. Over the course of his career, he has represented more than 700 clients as an attorney in residential real estate matters and has personally sold more than 190 homes as a Realtor and broker.

John has also held licenses as an attorney and real estate salesperson in Florida, which are no longer active.

His work focuses on transaction structure, seller protection, fiduciary risk, and attorney integration in modern residential real estate transactions.
