    As the home price approaches fair market value, buyers who want to win will naturally start negotiating their own agent's commission down to make their net offer stronger.

    How the Net Price is Forged

    When you let buyers compete visibly, the economics work in your favor. If you have a strong buyer who loves the home, you can play their net offer against the other buyers.

    As the price goes up, the buyer's agent realizes that if they don't compromise on their 3% demand, their client will lose the house. In a competitive environment, agents who have invested time into the deal will often reduce their fees to ensure the transaction closes.

    You watch the gross price of the home go up, while the amount requested for buyer agent fees goes down. By Sunday evening, you have the absolute maximum net offer the local marketplace was willing to produce that weekend.
