Short Sale Review
Thank You. Your Request Has Been Received.
John personally reviews every form before the consultation. The more accurate your answers, the more useful that conversation will be. You do not need exact dollar amounts now. We will go deeper once you decide to move forward.
What We Review Before We Speak
This is the same upside down analysis and loan workout strategy that used to be part of a $1,000 engagement. Right now, if you fill out the form below, John will walk you through most of it at no cost.
Recourse vs. Non Recourse
We determine whether your loan is a purchase money loan protected by California Code of Civil Procedure 580b, or a refinanced loan that may carry personal liability.
Deficiency Risk
Whether the lender can pursue you for the difference between what you owe and what the property sells for, and which California anti deficiency protections apply to your situation.
Credit Strategy
How to minimize credit damage by staying current through closing and what final reporting terms we should negotiate in the approval letter.
Tax Exposure
With the Mortgage Debt Forgiveness Act expired, we identify whether your short sale could trigger a 1099 C or 1099 A and what exclusions may apply to your file.
How We Leverage California Law
The approval letter is where your tax and deficiency exposure is decided. We negotiate language that mirrors the protection California law already gives you under 580b or 580e, so a poorly drafted letter does not turn a non recourse loan into a taxable event. When the bank understands you are well represented, the conversation changes.

Tell Us About Your Situation
The more detail you provide, the more useful your consultation will be. John reviews this form before you speak. You do not need exact balances or account numbers. Approximate figures are fine for now.
What Happens Next
- 1John reviews the information you submitted before your conversation.
- 2We assess your loan type, whether your approval letter properly documents debt forgiveness, and which California laws apply.
- 3If you engage us, we negotiate the terms and review your final approval letter before you sign.

Attorney advertising. Every short sale approval letter should be reviewed by an attorney before signing; not every situation requires ongoing representation beyond that review. Outcomes described reflect general patterns from our practice and are not guaranteed for any individual case. Results depend on your specific loan, lienholders, and lender terms. Submitting an inquiry does not by itself establish an attorney client relationship.
